Screw piles for house foundations are engineered steel piles wound into the ground to found the house below the weak, moving upper soil. Each pile is driven until a load cell on the machine confirms it has hit the torque the engineer specified, then cut to height for the slab or bearers. On a typical new house site the piles go in during a single day, there is no concrete cure time to wait on, and every pile leaves site with a documented load record for certification. That is why builders across South East Queensland use screw piles to hold a program together, especially on reactive clay and coastal sand.
Why builders pile new home builds
You are not buying piles. You are buying a program that does not slip and a slab crew that starts on the day you planned. Residential screw piles deliver both:
- No cure delay. Piles are ready to build on the moment the last one is in. There is no three to seven day concrete cure sitting between you and the slab.
- One day, most sites. A standard new house footing plan is piled in a day. No spoil heaps to cart off, no pump hire to book.
- Wet weather friendly. We can usually install in and after rain. That is often the difference between holding your date and losing a week.
- Certified as it goes in. Torque records back the engineer's Form 43, so your certifier is not left waiting on separate testing.
The person who quotes your job is the person who turns up and installs it. There is no sales layer and no subcontracted crew you have never met, so you explain the job once.
Why South East Queensland ground needs piles
Screw piles earn their place on new home sites because of what the ground does here. Most South East Queensland blocks have a metre or two of topsoil, fill or reactive clay on top that cannot carry a house on its own. A screw pile foundation for a house bypasses that layer and founds the load on competent material deeper down. What that looks like changes suburb to suburb, and after over a decade working this ground we know where it changes.
- Coastal sand (Sunrise Beach, Sunshine Beach and the like): the hills are all sand, dry, with no groundwater near the surface. It just gets harder the deeper you go, so we pile down two to three metres to the firm bed. You cannot sit a house on the loose sand up top.
- Sand with a high water table (much of the coastal strip): the same sand, but hit groundwater a metre down and you have got soft slop. There we drive deeper again, into coffee rock or the hard layer below it, until the pile proves its load.
- Reactive clay (Gold Coast, Brisbane and inland): clay moves. It swells and shrinks with the seasons, and that is what heaves houses up and cracks them. We pile down underneath the moving zone and tie the house to stable ground, so when the clay moves, the house does not.
- Low bearing suburbs (parts of Brisbane like The Gap): ground the industry used to build on with no piers at all. Soil testing is on every build now, so nearly everything gets piered. Your block can classify completely differently to next door: your neighbour needs nothing, you need a full run of piles.
Load-cell tested, every single pile
This is the part that matters to a certifier. On the end of our drive attachment, the one that screws the pile in, sits a load cell wired into a computer on the machine. The engineer gives us a required load. As each pile winds down, the rig reads the actual torque against the minimum it has to reach, and against a maximum, because over-torque overstresses the pile. When it hits the number, the pile is proven.
The result is a real, documented load figure for every pile, not a pressure-gauge guess. Most contractors read a hydraulic gauge and estimate. We hand your certifier numbers. Your engineer may call them residential helical piles, helical piers or screw pile footings on the drawings. They are the same product. Whatever the plan calls them, the load figure is what has to be proven on site, and that is the number our load cell records for every pile.

Can you work off our engineering drawings?
Yes. Send the footing plan and soil report and we quote straight from them. Piles are installed to the piling engineer's design, and our torque records back the certification. If you do not have a soil report yet, we can tell you what you need.
How long does a new house take to pile?
Most standard new home footing plans are piled in a single day, and you can build on the piles straight away. Larger or difficult-access blocks run longer. Either way there is no cure time to wait on.
What happens if the ground is worse than the report?
We keep driving until the load cell confirms the engineer's load, adding pile extensions as needed. You are quoted to the design depth with an agreed rate per extra metre, so a deeper pile is a known number, not a fight over the invoice.
Do you cut the piles to height?
Yes, as standard. Every pile is cut to the required height, so the site is ready for your slab crew when we leave. It is included in the quote.
